A storage rental agreement template has to cover some important details that we will discuss in this section. Just follow the steps when filling out the document.
Step 1 – Mention the date and information about the parties
In the first section of the storage agreement, write down the date of creating the document. Then, specify the names of the tenant (a person renting storage space) and the landlord (a person owning the rental space and renting it out).
Step 2 – Describe the rental unit.
Next, the basic info about the rental unit itself has to be presented. It includes the title of the unit (if any) and its legal address. The number of a rental unit assigned to the tenant has to be here too.
Step 3 – Specify rent cost and due date
The rent that should be paid monthly has to be mentioned in this part of the storage space lease agreement. Another piece of information needed is the due date and fees for missing the due date of payments. You might also want to use this section to make it clear from which date the storage space rental agreement starts (meaning when the tenant might start using the rental unit). The security deposit amount might be mentioned here or in a separate section.
Step 4 – Information about the occupant
This part of the document will require the specification of the tenant’s name, phone number, email address, and standard mail address.
Step 5 – Acknowledgements
Some acknowledgments should be included in the storage rental agreement showing that the tenant gets to learn some important information before they sign the document.
One of the acknowledgments is that the tenant needs to let the landlord know if they serve in the military.
Another one is understanding that the rental unit might lack humidity control and if this is the case, it might affect the stored belongings.
One more acknowledgment is the use of locks – the tenant has to choose locks that they will use to enter the storage space. It might be a standard lock or their own one.
Step 6 – Standard provisions
It is typical for this type of contract to have fixed terms that let protect tenants from various unfortunate situations. These provisions should correspond to state laws regarding tenancy. Even though both of the parties have their responsibilities, the major liability falls on the landlord. This is why they should explicitly mention their responsibilities here.
Step 7 – Value of the stored property
The next thing to mention is the estimated price of the belongings stored in the rental unit. There might be a certain limit to the value of the items stored in the storage space due to the requirements of the policy provider.
Step 8 – Details about payments
Another section to add to a storage rental agreement is the method of payments and their destination which should include the landlord’s mailing details or bank info. It is also important to mention that if the official place of business of the landlord is far away from the physical storage space.
Step 9 – Access to the tenant’s belongings
Further, the storage space rental agreement has to mention who can come to the storage space. It might be the tenant only or some other people like family or close friends as well.
Step 10 – Additional charges
In this section of the storage rental agreement, any possible extra fees should be specified. This part should touch on the security deposit, fees for enhanced security, any charges for mailing invoices, etc.
Step 11 – Grace period
Additionally, the storage rental agreement has to mention how many days after the payment is due the tenant has to pay the amounts owed before any late fees apply. The late fee amount has to be mentioned in this section as well.
Step 12 – Extra fees
Other charges that have to be included are fees for bounced checks and auction or publication charges in the event the storage property is foreclosing.
One more charge that the tenant might need to pay is a fee for cutting the lock.
Step 13 – Liability clause
Another thing that has to be covered in the storage rental agreement is the situations where the landlord is held liable. It should additionally touch on what constitutes legal default.
Step 14 – Signatures
Lastly, the parties have to solidify their agreement and put their signatures along with their print names. If the landlord cannot sign the document themselves, their representative should put their signature on the storage rental agreement. The same applies to the tenant – if they rent storage space on behalf of a business, the name of this business has to be specified.
